Buying a home? Get your insurance sorted before closing.

Your mortgage lender will want proof of home insurance before your closing date, and your lawyer will ask for it. Frank compares options, sets up the policy with your lender named on it, and sends the proof your lawyer needs.

Why it can’t wait until the last week

Lenders require it

Most mortgage lenders require home insurance, with the lender named on the policy, before they release the funds.

Your lawyer needs proof

Real estate lawyers usually ask for an insurance certificate or binder before closing. Sorting it out early takes one thing off your list.

A good time to review your car

Many insurers offer a discount when home and auto are insured together, so it’s worth looking at both at once.

What Frank sets up with you

  • Enough coverage to rebuild the home, which is different from the purchase price
  • Your lender named on the policy through the mortgage clause
  • Water damage options, such as sewer backup and overland water
  • Liability protection for you and your household
  • Proof of insurance sent to your lawyer before closing

Common questions

When should I start?

As soon as your offer is firm. Two to three weeks before closing leaves time to compare options and send proof to your lawyer.

When does the policy start?

It’s usually set to start on your closing date, when the home becomes yours. Frank confirms the date with you.

Can I stay with my current insurer?

Yes, if it’s the best fit. As a broker, Frank compares options across the insurers he works with, including bundling with your car.

What if I’m buying a condo?

A condo unit needs its own policy for your belongings, upgrades and liability. The condo page explains what the building’s policy leaves out.

Closing soon? Start with a quick request
